Kanfanar, surroundings – Heritage Boutique villa under construction, 366 m² with a spacious garden

Located in a small picturesque Istrian village that exudes the authentic charm of the inland area, surrounded by a distinctive landscape, a small local church and a traditional bocce court, this started renovation of an impressive stone villa with exceptional investment potential is for sale. The renovation project, begun in 2023, was conceived with the aim of creating an exclusive Heritage Boutique villa, while successfully preserving and restoring the original stone volume. Approximately 65% of the works have currently been completed, leaving the new owner with the perfect opportunity to adapt the finishing details according to their own wishes.

The property extends over a spacious plot with a total area of 1,916 m², with the possibility of installing a swimming pool that would complete the concept of a luxurious holiday oasis. The interior of the villa, with 366 m² of net usable area, has been carefully designed across three floors to provide maximum comfort, privacy and a premium living experience. The ground floor comprises a covered entrance, an entrance hall, a toilet, a laundry room, a kitchen with dining area, a staircase, a spacious living room, a recreation room, and an additional staircase with a toilet, with a total area of 192 m². The first floor, with an area of 119 m², offers an uncovered terrace, a hallway with staircase, and as many as five bedrooms, each with its own bathroom. In the attic there is an additional hallway, a room and a bathroom with an area of 55 m², offering a beautiful sea view, while the pleasant atmosphere throughout the property is further enhanced by two planned fireplaces.

Special attention has been paid to top-quality construction materials and workmanship. The building is based on reinforced concrete strip foundations with a solution for strengthening the retained existing stone wall, while the ground floors are executed with double-layer waterproofing and a floating floor system with ceramic and parquet finishes. The intermediate floor structure is made as a reinforced concrete slab, and the walls are built of 25 cm thick Porotherm blocks. The exterior walls are clad with 10 cm thermal insulation and a final stone facade layer 15 cm thick, ensuring high energy efficiency. The pitched gable roof with a 20-degree slope is constructed with a wooden structure, tavelice and traditional roof tiles, and the building is planned to be fitted with high-quality external wooden joinery with shutters as well as internal doors finished with glaze.

The location represents a perfect blend of peace in inland Istria and excellent transport connectivity. The villa is only 20 kilometers from Vrsar, 21 kilometers from Poreč and 27 kilometers from Rovinj, while Pula Airport is 47 kilometers away. Thanks to its proximity to the Slovenian, Italian and Austrian borders, the location is extremely accessible to guests from the Western European market.

This property represents a rare opportunity on the market – either as a profitable investment tourist property that will provide high-end guests with premium service and an authentic experience, or as a luxurious private retreat in the heart of Istria that guarantees absolute comfort and discretion.
