Recently, an increasing number of buyers in our region have shown interest in purchasing mobile homes. The reasons are most often financial, ecological, and practical. We sought more information about this trend from Mr. Petar Fabris, a young mobile home designer from Zagreb.
What are mobile homes?
A mobile home is a structure that is not fixed to a foundation but is movable.
What is the difference between prefab and mobile homes?
The difference lies in their connection to the location. Both can be made from modular factory-built elements, but prefab homes have traditional foundations while mobile homes are typically placed on a steel chassis with wheels.
What are the advantages of mobile homes over masonry?
Advantages include buyer involvement in the manufacturing process, less bureaucracy, simplicity and speed of construction, and a lower market price.
What permits are needed to place a mobile home at a desired location?
A mobile home can be placed in camps or designated tourist areas without a building permit. For permanent placement (e.g., at camps), proof that the structure meets basic building requirements may be required. Placement on agricultural land also does not require a permit if the home is self-sufficient and not connected to utilities. However, permanent placement on private land requires a building permit due to change of land use.
What should you consider when parking a mobile home on a lot?
For short-term parking, you must obtain consent from the landowner. For permanent placement, landscaping and foundational work are recommended. The optimal site should consider sun path, wind direction, and ground quality.
Can mobile homes be used for rental, and what is the process?
They can be rented if placed on land registered as a campsite per tourism regulations. For rural tourism rentals, the land must be at least 2 ha and follow tourism service laws.
What are the steps in purchasing a mobile home?
After selecting a manufacturer, consult with the designer about floor plans, insulation materials, and water and energy solutions. Buying processes vary by type, quality, and business model. Some manufacturers require a percentage of the total price before production starts and the remainder upon delivery.
